Figures from Knight Frank\u2019s latest Wealth Report reveal a fascinating contrast whilst also raising an uncomfortable question: what is the true value of a vineyard today?<\/p>\n\n\n\n<p class=\"wp-block-wd-paragraph wd-cd5905e9\"><strong>A world where exceptionality is traded<\/strong><\/p>\n\n\n\n<p class=\"wp-block-wd-paragraph wd-fca622b6\">On the one hand, there are regions where the price of a vineyard defies conventional economic reasoning.<\/p>\n\n\n\n<p class=\"wp-block-wd-paragraph wd-66bf4c79\">In Burgundy, specifically in the C\u00f4te de Nuits at Grand Cru level, there is talk in extreme cases of values as high as 50\u201355 million euros per hectare. However, this is not a standard market. These vineyards are rarely sold, and when they are, it is more of a historic event than a routine transaction. \u2018More common\u2019 vineyards in this region are priced in the region of 1 million euros per hectare, though often significantly more depending on the specific location.<\/p>\n\n\n\n<p class=\"wp-block-wd-paragraph wd-d47afa97\">We are seeing similarly high prices in other iconic regions:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Champagne: around 2 million euros per hectare<\/li>\n\n\n\n<li>Bordeaux (Margaux): approximately 1\u20132 million euros per hectare<\/li>\n\n\n\n<li>Tuscany (Brunello di Montalcino): around 0.8\u20131 million euros per hectare<\/li>\n\n\n\n<li>Napa Valley: around 1 million euros per hectare<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-wd-paragraph wd-3f50ba07\">Here, the vineyard ceases to be merely a production area. It becomes a valuable asset, a symbol and the embodiment of the brand.<\/p>\n\n\n\n<p class=\"wp-block-wd-paragraph wd-2521ec4b\"><strong>A world where reality calls the shots<\/strong><\/p>\n\n\n\n<p class=\"wp-block-wd-paragraph wd-e293874d\">At the other end of the spectrum are regions where the figures tell a completely different story.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Mendoza (Argentina): around 20,000 euros per hectare<\/li>\n\n\n\n<li>Spain (less prestigious regions): from around 15,000 euros per hectare<\/li>\n\n\n\n<li>Southern Italy: around 20,000 euros per hectare<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-wd-paragraph wd-2e3a2fef\">And yet even these figures do not fully reflect the reality.<\/p>\n\n\n\n<p class=\"wp-block-wd-paragraph wd-62c662d0\">In many European regions, vineyards are becoming virtually unsellable assets. Winegrowers are often unable to sell their grapes or wine at sustainable prices. Decision-making is therefore shifting away from the question of expansion and towards the very survival of the vineyard itself.<\/p>\n\n\n\n<p class=\"wp-block-wd-paragraph wd-a11fac38\">Keep it\u2026 or clear it out.<\/p>\n\n\n\n<p class=\"wp-block-wd-paragraph wd-ba7fa326\"><strong>The paradox of our times<\/strong><\/p>\n\n\n\n<p class=\"wp-block-wd-paragraph wd-8446f445\">Never before has the difference between these two worlds been so striking.<\/p>\n\n\n\n<p class=\"wp-block-wd-paragraph wd-be709914\">On the one hand, vineyards as an investment asset \u2014 scarce, sought-after and traded globally. On the other, vineyards as an everyday reality \u2014 dependent on sales, labour and fluctuating wine consumption.<\/p>\n\n\n\n<p class=\"wp-block-wd-paragraph wd-067869a1\">Declining wine consumption in Europe, changing consumer behaviour and price pressures are creating an environment in which not every vineyard has a secure future.<\/p>\n\n\n\n<p class=\"wp-block-wd-paragraph wd-b9c4422c\"><strong>What will determine the future of the vineyards?<\/strong><\/p>\n\n\n\n<p class=\"wp-block-wd-paragraph wd-92557f32\">Today, more than ever before, it is the combination of two factors that is decisive: the specific location and the winemaker\u2019s skill.<\/p>\n\n\n\n<p class=\"wp-block-wd-paragraph wd-1ce46ad8\">Terroir \u2014 that is, the interplay of soil, climate and aspect \u2014 determines a wine\u2019s potential. It is then up to the winemaker to decide whether they can transform this potential into a wine that will find its place in the market.<\/p>\n\n\n\n<p class=\"wp-block-wd-paragraph wd-9aa8a957\">A vineyard is thus no longer something to be taken for granted. It becomes a commitment.<\/p>\n\n\n\n<p class=\"wp-block-wd-paragraph wd-53020f79\"><strong>Mikulov: a belief in terroir<\/strong><\/p>\n\n\n\n<p class=\"wp-block-wd-paragraph wd-35b53d4a\">In this context, we view our vineyards in Mikulov with even greater humility and, at the same time, confidence.<\/p>\n\n\n\n<p class=\"wp-block-wd-paragraph wd-fe752fcd\">The limestone subsoil of P\u00e1lava, the sunshine of South Morava and, hopefully, the occasional cool night create the conditions for beautiful wines.
